Estate Management

The long-term success of our housing schemes means they have to be well managed for generation after generation to enjoy.

This means that areas of public realm and open space that are not adopted by the local authority require cost effective management and maintenance arrangements that stand the test of time.

So, for each development, we establish a management company that is supported by the expertise of Great Places Housing Group – acting as the managing agent. These management companies take responsibility for maintaining the shared and public spaces.

Once homes are completed, a management company is put in place to manage the development. This is necessary where homes are part of a development that has areas of space which need to be maintained, that are not adopted by the local authority.

They are also required for apartments, in order to manage and maintain the building as a whole and any communal areas. Management companies can appoint a managing agent to act of their behalf.

For our developments there is the Brearley Forge Management Company, Cutlers’ View Management Company or SHC Estate Management Limited.  Great Places Housing Group carries out the management and maintenance responsibilities on behalf of all of the management companies.

Leasehold or Freehold

Many homes in Sheffield, including those built by us up to 2018, are leasehold.  This means that the person buying and living in the property does not own the land on which it stands and pays a ground rent to the landlord.

The freehold of the land on which our homes are built belongs to Sheffield City Council.

A recently introduced policy means that leasehold residents can buy the freehold interest in the land on which their home stands and future buyers can do likewise, at the point of purchase, if they wish.

There is no obligation on anyone to buy the freehold if they do not wish to and their leasehold terms and conditions will continue as described.
